The Episo 5 investment fund, advised by Tristan Capital Partners, has successfully sold the historic commercial building Titania Palast in south-west Berlin. The new owner of the well-known landmark property on Schloßstraße in Steglitz is a Berlin family office, which is adding the asset to its own portfolio with a long-term investment horizon.
The property boasts a rich history: built in the late 1920s on a plot of around 2,700 square metres, the building has combined retail with leisure facilities ever since. Today, the established commercial property offers a lettable area of around 6,000 square metres arranged over several floors.
Fully let with a stable income profile
The asset is in a robust market position. The occupancy rate of the commercial building stands at 100 per cent. The average remaining term of the existing leases is around seven years, securing a predictable income stream for the new owner.
The property's largest tenant is a Cineplex cinema featuring seven screens and capacity for more than 1,200 visitors. Alongside the cinema, several well-known chain stores drive footfall at the location:
- —Cineplex cinema with seven screens and over 1,200 seats
- —A newly opened McDonald's flagship store
- —A branch of the Dutch homeware brand Hema
- —An Aldi supermarket, which opened its first Berlin store here
Structuring of the transaction
Real estate advisory firm JLL advised the vendor during the sales process and brokered the transaction. KauriCAB Berlin was responsible for the operational management and oversight of the property on behalf of Tristan Capital Partners. Following the change of ownership, the historic commercial property returns to private Berlin wealth management.
