Two investment firms have leased new offices in the same building in Midtown, New York. In the larger of the two agreements, Silvercrest Asset Management, an independent wealth management firm, secured a 15-year lease for 41,000 square feet, covering the entire 12th floor of 1345 Avenue of the Americas from Fisher Brothers. Concurrently, i80 Group signed a 10-year lease for approximately 17,000 square feet on the 18th floor, according to the landlord.
Fisher Brothers did not disclose the asking rent for the 49-storey office tower. According to a CBRE report, the average asking rent for Midtown offices in the second quarter of 2026 was $86.18 per square foot.
Strong Leasing Activity in the New York Office Market
Ken Fisher, a partner at Fisher Brothers, commented on the recent developments: "We are seeing strong leasing activity across our New York office portfolio, underscoring the strength of the city's office market." He added: "At 1345 Avenue of the Americas, this momentum confirms the building's position at the top of the market and demonstrates what disciplined, long-term ownership can achieve."
Negotiations for Fisher Brothers were handled in-house by Clark Briffel and Jason Vengilio, supported by a CBRE team consisting of Howard Fiddle, Peter Turchin, Gregg Rothkin, Ben Joseph, Bill Iacovelli and Charles Laginestra. CBRE also represented the tenants, with Silvio Petriello assisting Silvercrest and Hugh McDonald advising i80 Group.
Building as an Attraction for Renowned Companies
Both Silvercrest and i80 Group appear to be relocating one block north from 1330 Avenue of the Americas. The relocation is expected to be completed by mid-2027, according to Fisher Brothers. Other tenants at 1345 Avenue of the Americas include law firm Paul, Weiss, Rifkind, Wharton & Garrison, which expanded its space to 849,672 square feet in July 2025. Law firm Ellenoff Grossman & Schole increased its premises to 59,600 square feet in January 2025.
