John Oates, the singer-songwriter from Hall & Oates, has sold his extensive ranch in Woody Creek, outside Aspen, Colorado, for $6.9 million. The property was offered for $7.5 million in June 2026 and found a buyer within just 10 days, with the sale closing at the end of July. Oates and his wife Aimee owned the property for approximately 35 years, gradually developing the area, which initially consisted of wasteland with two dilapidated cabins, into a private mountain sanctuary with a 4,706 square foot log home.
Ranch Details and Amenities
Aimee Oates had encouraged her husband, even before their marriage, to consider an Aspen ranch instead of a smaller downtown property. Having grown up on a farm in Illinois, she advocated for a more rural estate. When Oates first saw the neglected land, he recognised the potential for the life they could build there together. Over the years, the couple transformed the plot into a fully developed “gentleman’s ranch.” The main residence acquired a classic Colorado aesthetic with natural woods, stone, and spacious living areas offering mountain views.

Reasons for Sale and Future Plans
Despite over 30 years of ownership and a deep connection to the ranch, Oates and his wife are ready for a change, as they are spending more time at their home in Nashville. However, they do not plan to leave the region entirely but rather to move closer to downtown Aspen. This will allow them easier access to the town while maintaining a residence in the community where they have spent so much time. The swift sale now allows the couple to move on from the ranch and begin the next phase of their lives in Aspen.
