EXTENDAM, ETERNAM, SOHOMA INTERNATIONAL, and SOFIPARC have announced the acquisition of the Hilton Garden Inn Rome Claridge by a joint venture. The four-star hotel is situated in a prime location in Rome and will be held by the four partners in a joint investment structure as part of this transaction. The objective of the investment is to realise the property's full potential through a comprehensive renovation and repositioning programme. Simultaneously, the parties involved aim to strengthen their presence in one of Europe's most dynamic hotel markets.

The Hilton Garden Inn Rome Claridge is located at Viale Liegi 62 in Rome's Parioli district. The property comprises 93 guest rooms, a restaurant, a bar, four meeting rooms, a fitness area including a sauna, and private parking facilities. The asset had been owned by the same Italian family since 1999 and had not undergone substantial renovation in the past 25 years, presenting significant potential for value enhancement.

Strategic Repositioning and Operational Optimisation

SOHOMA INTERNATIONAL will contribute its operational expertise as the hotel operator to maximise the hotel's performance. A comprehensive renovation programme, which will include both guest rooms and public areas, is planned for 2027 and is to be carried out without interrupting operations. The structural redesign will be complemented by an optimised revenue management strategy and a repositioning of the business model. These measures are intended to improve the hotel's competitive position and secure its long-term operational efficiency.

The hotel's location in the Salario and Parioli districts, which are among the most sought-after residential and business areas in the Italian capital, significantly contributes to the investment's attractiveness. Its proximity to Villa Borghese, embassies, and key institutions allows the hotel to appeal to both leisure and business travellers. Transport links are excellent, with tram lines 70 metres away and direct access to Policlinico Metro Station (Line B), which provides access to central business districts and attractions.

Rome's Position in the Hotel Investment Market

Rome's enduring international appeal led to an increase in tourist numbers to nearly 22.9 million visitors in 2025, a rise of 3.4 per cent compared to the previous year. This development underscores the market's robustness. The Italian capital was also ranked as the third most attractive European city for hotel investments in the Cushman & Wakefield Hotel Investor Compass 2025.

  • Four-star hotel with 93 rooms.
  • Located in Rome's Parioli district.
  • Renovation programme planned from 2027.
  • Rome is among Europe's most attractive hotel investment markets.
