JTRE Germany has secured senior financing totalling 100.5 million Euros for the Nordhafen Living & Office property project in Berlin's Europacity. This financing is provided by Raiffeisen Bank International AG as agent, Tatra Banka, and EXIMBANKA SR, and is earmarked for further project development and the transition into the operational phase. The conclusion of this financing underscores the confidence of the participating institutions in the project, its location, and its long-term potential within Berlin's Europacity.
The Nordhafen Living & Office endeavour is being developed at Heidestraße 35, in one of Berlin's most dynamic urban development areas. The development, currently under construction, encompasses approximately 33,000 square metres of mixed-use space. It integrates residential and office areas with retail and gastronomy in one location to create a vibrant urban space that combines living, working, and public life. This aims to contribute to the further development of Europacity as an attractive place to live and work.
Project Structure and Construction Progress
A key component of the project comprises the office spaces, totalling around 7,500 square metres. These are characterised by flexible floor plan concepts, which allow for diverse space configurations. This offers usage possibilities for companies of various sizes and with varying working models. Construction work at Nordhafen Living & Office is in an advanced stage; completion is planned for spring 2027. The leasing of office and retail spaces has already commenced, with the now secured financing supporting further implementation and the subsequent transition into property operations.
International Partnership
The financing is provided by a consortium consisting of Raiffeisen Bank International AG, Tatra Banka, and EXIMBANKA SR. Raiffeisen Bank International AG acts as the agent in this process. On behalf of Raiffeisen Bank International, the transaction was overseen by Mersiha Varnica-Niederl and David Jandl. For Tatra Banka, Michal Lietava and Zuzana Bohá?ková were involved, while Tomáš Kuruc and Jana Šmelková represented EXIMBANKA SR. On the part of JTRE Germany, the financing process was coordinated by Peter Mudrák, Martin Brozman, and Michal Vereb.

He emphasised the vote of confidence from the financing partners and expressed gratitude for the collaborative partnership, which establishes a crucial foundation for the project's further development and its transition into the operational phase. The financing completion represents another step in JTRE Germany's long-term commitment to the German real estate market.
