Peakside Capital Advisors AG (Peakside) has announced the full and long-term letting of its logistics development in Mülheim-Kärlich near Koblenz. The property, spanning over 60,000 square metres, which belongs to Peakside's managed PREF IV fund, will be handed over to a major textile services provider. The lease agreement has a term of 20 years and also includes extension options.

Construction on the project, located on Peakside's approximately 110,000 square metre plot, is scheduled to commence within the current year. The planned handover of the building to the tenant is set for 2028. The logistics facility will include storage capacity for 76,000 Euro pallets and a further 140,000 spaces for small cartons. In addition to the pure storage areas, modern service and office spaces are planned.

BNP Paribas, Immolox and Colliers provided consultancy for the letting. Peakside received legal advice from HauckSchuchardt, while the tenant was advised internally. Goldbeck was commissioned as the general contractor for the realisation of the project. The overall planning of the endeavour is the responsibility of KUA DC Solutions, a company belonging to the Arcadis Group.

Boris Schran, Managing Partner at Peakside, commented on the transaction. He emphasised the optimal location of the site between the A61, A48 and A3 motorways. He also pointed out additional development opportunities such as rail access and proximity to an inland port, which he said underscored the advantages of the location. Hendrik Wüsten, Principal at Peakside and responsible for the logistics sector among others, added that the building will be constructed in accordance with current ESG guidelines.

The project aims for a DGNB Gold certification. To achieve these sustainability goals, the property will be equipped with a photovoltaic system, green roofs, rainwater management facilities, charging infrastructure and heat pumps. The objective is to achieve the highest possible energy self-sufficiency for the building.
