The KanAm Grund Group has completed the extensive modernisation of the common areas, lobby, and shower, changing, and bicycle facilities (End of Trip Facilities) at the office building 4–8 St Andrew Square in Edinburgh. The investment and asset manager had already secured the property's value stability beforehand through new leases with established tenants such as Heineken UK Ltd, MacDonald & Muir Ltd (part of the LVMH Group), and the law firm Dickson Minto. This combination of high-quality redesign and long-term tenant retention underscores the KanAm Grund Group's commitment to design quality, sustainability, and value-oriented asset management. The property was acquired in May 2019 for a real estate fund on behalf of a German pension fund and has been managed by the KanAm Grund Group ever since.

Originally completed in 2016, the building features spacious office areas, four roof terraces, modern shower and changing rooms, and bicycle parking spaces. Its central location in Edinburgh, not far from Waverley main station and the St James Quarter, contributes to its high appeal for international tenants. A key focus of the modernisation was energy efficiency, with measures such as LED lighting, modernised cooling systems, and a green roof to improve the microclimate. Gas usage in the building was completely eliminated during the works, representing a further step towards climate-friendly energy supply. A BREEAM rating of “Excellent” and an Energy Performance Certificate (EPC) rating of A demonstrate the building's environmental quality and support the KanAm Grund Group's long-term climate strategy.
