The Hengersberg-based KARL Group has acquired the industrial site in Deggendorf previously used by chemicals company Huntsman. The property is located at Land-Au 30 and is to be operated in future under the name K.PARK DEGGENDORF as a modern multi-tenant commercial park. The real estate transaction was brokered by the advisory firm JLL Munich.
The commercial site covers a total area of around 22,000 square metres. The grounds feature two larger building structures that together provide approximately 10,000 square metres of lettable usable space. This is divided into warehouse, office, laboratory and staff welfare space. In addition, 74 car parking spaces are available on the premises, which, alongside the building layout, allows for functional divisibility for diverse operational requirements.
Redesign as a multi-tenant business park
Instead of demolition, the new owner is focusing on the preservation and needs-based modernisation of the existing fabric. The aim of the development is to establish a versatile commercial park for small and medium-sized enterprises from industry, production, trades, technology and services. To provide regional companies with affordable commercial space, the owner is focusing on flexible unit configurations and predictable lease terms, with office rents starting at around four euros per square metre.
A first letting success has already been achieved: around 1,300 square metres of warehouse space and around 3,500 square metres of open-air storage have been secured on a long-term lease. As André Karl explained, the site has a solid basic structure and, thanks to its scale and modular layout, enables tailor-made solutions for medium-sized businesses. Preserving and upgrading the established industrial site opens up new opportunities for the entire region.
Phased expansion and regional transport links
According to the owner, several concrete letting enquiries have already been received for the remaining warehouse, workshop, open-air storage and office spaces. The transformation of the location will now be carried out successively. A key locational advantage is the inner-city location with rapid access to Graflinger Straße as well as direct connections to the supra-regional trunk road network. Through this phased revitalisation, the property is to be guided into its next life cycle over the long term.
