Larbig & Mortag Immobilien has successfully concluded the sale of a property at Frongasse 34, Bonn-Endenich. The transaction involves a residential and commercial building, which was sold by Sparkasse KölnBonn as the vendor. The acquirer of the property is Wito Klag, a Bonn-based entrepreneur who operates the MY PULSE fitness studio.
The property boasts a total area of approximately 1,300 m² and comprises twelve residential units as well as one office unit. A significant part of the property includes the former premises of a Sparkasse branch on the ground floor. The property is characterised by its central location in Bonn's Endenich district and is designed as a mixed-use building.
Acquirer's Strategic Expansion
The acquisition of the property serves Wito Klag not merely as a pure investment, but primarily for the expansion of his existing fitness concept, MY PULSE. The currently vacant commercial space of the former Sparkasse branch, which covers approximately 400 m², is intended for future owner-occupation. This space is to be developed as another location for the MY PULSE fitness concept.
The existing tenancy agreements within the property are to be continued after the change of ownership. Wito Klag stated that Frongasse was ideally suited to their requirements, as they view fitness and physiotherapy as integrated concepts. He emphasised the importance of easy access to training, where members and trainers know each other personally. The location in Endenich is also advantageous, as the site is already known. He reported interest from people in Bonn who wish to become founding members.
