Logicor has commenced shell construction for a significant redevelopment project in Frechen. A comprehensive logistics property is being built on the former Kaufhof site, located at Werner-von-Siemens-Straße 2 and Hermann-Seger-Straße 22. The planned completion of this venture is targeted for the third quarter of 2027.
The new property will comprise a total rental area of approximately 64,850 m². This area is divided into around 54,000 m² of warehouse space, approximately 4,350 m² of office space, and about 6,500 m² of mezzanine space. The concept allows for flexible divisibility of the areas, which is aimed at users from the logistics, light industrial, and industrial sectors. There is the option to lease contiguous warehouse spaces between 5,000 m² and 54,000 m².
Strategic Location and Sustainability Aspects
The Frechen location, strategically situated just outside Cologne, is characterised by its immediate proximity to the A1 and A4 motorways. This connection ensures direct links to the metropolitan areas of Cologne and Düsseldorf, as well as the Ruhr region, thereby optimising the conditions for efficient regional and supra-regional networking of supply chains. This project also enables more efficient use of the site.
Logicor is developing the property according to current sustainability standards, with a consistent focus on future customer requirements. This includes adherence to the BEG-40 standard and the endeavour to obtain DGNB Gold certification. GOLDBECK Logistik Deutschland has been commissioned as the general contractor for the implementation of this construction project.
Janica Gerecke, Managing Director and Head of Germany at Logicor, highlighted that the company is investing purposefully in one of Germany's most important economic regions. She explained that with this redevelopment, Logicor is strengthening its own portfolio at an excellently located site and creating modern spaces where customers wish to have a presence.
Equipment and Infrastructure
- —Photovoltaic systems for energy generation
- —Heat pumps for heating and cooling systems
- —LED lighting for energy efficiency
- —Charging points for electric vehicles
These measures support energy-efficient and sustainable operation of the logistics property. In addition to the technical equipment, approximately 132 car and 27 lorry parking spaces are planned to meet the demands of future operations.
