The ownership company of the significant office complex at Theodor-Stern-Kai 1 in Frankfurt am Main has appointed LUWIN Real Estate, a Frankfurt-based company, for asset management. This mandate will become effective on 1 January 2027. The strategic decision aims to further refine the property strategy for the real estate at Theodor-Stern-Kai 1 and Carl-von-Noorden-Platz 1 and to implement measures for modernising the existing portfolio. This includes developing the offering of ESG-compliant and contemporary office spaces, which are distinguished by their views of the Main river.
Property management for the ensemble will continue to be handled by GCM GmbH, based in Oberursel. The lender will be supported by R A RE (Real Asset Return GmbH) from Frankfurt. This constellation underscores the targeted management and positioning of the real estate asset in the market.
Structure and Special Features of the Office Complex
Completed in 2001, the office complex comprises a total rental area of approximately 65,000 square metres. It consists of two main components: a main building with a tower at Theodor-Stern-Kai 1 and a separate building with access at Carl-von-Noorden-Platz 1. Internal access to the main building is via a generously sized lobby and a central thoroughfare. A canteen and other service facilities are located on the ground floor of the building, available to users.
- —The facades facing the Main river are predominantly glazed.
- —The flat roofs are partially greened, integrating an ecological aspect.
- —Systems for concrete core activation as well as district heating-based heating and cooling are implemented.
- —External sun protection contributes to energy efficiency.
These structural features have contributed to a favourable energy and CO2 balance since the complex was built. The ensemble's main tenants include renowned institutions such as the Allianz Group and the University Hospital Frankfurt, which underscore the attractiveness and secure occupancy of the location.
