MABP: Over 11,000 sqm of Space Turnover in Lettings Business

The Munich Airport Business Park (MABP) concluded the financial year with remarkable letting results. A total of approximately 11,700 square metres of office, laboratory, and commercial space across various properties in the park were newly let or re-let. Demand was particularly driven by companies from the life sciences, information technology, logistics, business services, and aviation sectors. According to Alexander Mademann, Economic Development Officer for the municipality of Hallbergmoos, this broad spectrum highlights the economic diversity of the location, which hosts over 1,600 businesses.

The range of space let extends from highly specialised laboratory units to flexible office and new-work concepts, underscoring MABP's position as a dynamic and versatile business park in the greater Munich area.

Sector Structure and Significant Closures Shape the Result

The Aero49 building made a significant contribution to the space turnover, with approximately 6,100 square metres let. A key deal was the re-letting of around 5,000 square metres to SupplyOn AG. Additionally, WISAG Business Catering was secured as a new catering partner for approximately 1,100 square metres. At Rock Capital Group's high-tech site SKYGATE, around 3,200 square metres were occupied through new lettings and space expansions. This includes the establishment of an innovation centre by the RFID company Tageos, as well as the expansion of established growth companies such as Plectonic Biotech.

Besides large spaces, there is also stable demand in the segment of medium and smaller units. The #FourtyFive property recorded new lettings for approximately 400 square metres, with Nils Itjeshorst, landlord at #FourtyFive, emphasising the appeal of flexible office spaces for smaller companies. The Airport Business Centre (ABC) continued its positive development with four new lettings and additional space expansions, letting approximately 500 square metres. Christin Piotter, responsible for lettings at ABC, also anticipates increasing interest from the medical sector. The Sirius Office Center also contributed to the positive balance with several new lettings and a total of around 1,500 square metres.

Location Factors and Support Services

Alexander Mademann stresses that the letting figures reflect MABP's structural strengths. Companies benefit from proximity to Munich Airport, international connections, industry diversity, and comprehensive infrastructure, which includes office, laboratory, and service facilities. Furthermore, infrastructural and social factors are gaining importance, such as catering options and new usage concepts, which position the business park as a vibrant workplace in the Munich metropolitan region.

The municipality of Hallbergmoos actively supports companies in their search for space through the Info-Office of Economic Development. Alexander Mademann and Doris Thalmeier coordinate rental enquiries and create tailored offers based on the requirements provided by MABP investors and property management companies. They also organise viewing tours. This allows for both small individual offices from 20 square metres and large-scale leases of over 1,000 square metres to be accommodated. Laboratory spaces for research and development, in particular, as well as classic office spaces, continue to be in strong demand.
