The Central Germany regional association of the BFW Bundesverband Freier Immobilien- und Wohnungsunternehmen (Federal Association of Independent Real Estate and Housing Companies) views the latest developments at the Magdeburg site positively. Following the repurchase of the approximately 1,100 hectares of land by the State of Saxony-Anhalt in May and the announced marketing as High-Tech Park Saxony-Anhalt, the focus of the regional discussion has shifted. Initial concerns regarding a lasting negative impact of Intel's withdrawal on the site have given way to a proactive utilisation of the conditions already created for future settlements.
The failed Intel settlement briefly represented an economic disappointment for the region, as it prevented a primarily anticipated impetus. However, the investments made as part of the project are crucial for the long-term prospects. These include developed, large-scale available industrial areas, an expanded infrastructure, improved connections, and a significantly increased perception of Magdeburg in national and international location analyses.
Investments as the Foundation of Attractiveness
Peter Pfeffer, Deputy Chairman of the BFW Mitteldeutschland and Board Member of MCM Investor Management AG, explained that the discussion about a potential loss of attractiveness for Magdeburg due to the Intel cancellation falls short. The fundamental value of the location is not based exclusively on the settlement of a single large corporation, but on the initiated investments that have upgraded the site's infrastructure. He emphasised that a large, prepared area with infrastructural prerequisites is available in the south of Magdeburg, which in this form exists only at a few locations in Germany. This offers a real location advantage for companies in the industrial, technology or research sectors, as planning and development times would be shortened.
The BFW Mitteldeutschland states that Magdeburg's attractiveness cannot be measured solely by individual large projects. The city has structural advantages that are crucial for investment decisions in the real estate sector.

For investors, the provision of permanently sustainable framework conditions is crucial. In Magdeburg, these continue to exist: available land, good accessibility and a strengthened position as an industrial and scientific location. The key now is to consistently develop the potentials and not to delay investments through excessively long procedures or unclear responsibilities. Reliable agility from politics and administration will, according to Peter Pfeffer, underpin Magdeburg's position as a location with positive prospects.
