The MEREA Group, an independent investment and asset manager based in Frankfurt am Main, has acquired a residential ensemble in Rüsselsheim, located in the Rhine-Main region. The seller of the property was an internationally operating private equity investor. The acquisition comprises two multi-family houses, built in 1973, with a total of 22 residential units. The total living space of these properties amounts to approximately 1,270 square metres.
The acquired buildings feature an established tenant structure and a consistent occupancy rate. Some of the residential units have already undergone extensive modernisation in recent years. The MEREA Group plans to systematically further develop the existing ensemble through targeted maintenance and enhancement measures. These measures are intended to specifically address the facades, roofs, and general communal areas.
Strategic Positioning in the Rhine-Main Region
As part of the Rhine-Main region, Rüsselsheim benefits from the continuously high demand for housing in the greater Frankfurt area. The residential units within the property, ranging from 32 to 77 square metres, cater to a broad spectrum of demand needs. This transaction illustrates the MEREA Group's specific acquisition profile, which is focused on existing residential properties in the Rhine-Main region. The targeted investment volume for such acquisitions typically ranges between five and ten million EUR.

The focus is on investing in solid existing properties in locations with stable values that also offer potential for value appreciation. The group specifically targets institutional sellers in its acquisitions who prefer a discreet and structured handling of their transactions. Further acquisitions in this specific format are planned in the short term.
