In Bergheim, Metroloq recently initiated the marketing of 40 industrial units as part of a new business park. The project responds to Bergheim's regional development as a location for future technologies and aims to actively accompany the structural transformation there, from coal to Artificial Intelligence (AI). The units are flexibly scalable and have been certified according to the DGNB Gold Standard, underscoring their conformity with high sustainability criteria. Unit sizes range from 135 m² to 675 m² to cover a wide range of usage requirements for small and medium-sized enterprises (SMEs).
The business park is located in correlation with the planned Microsoft data centre, which could increase its attractiveness for companies with specific infrastructural requirements. The project is scheduled for completion within a construction period of less than a year, with the first rental units ready for occupancy as early as September. For the official launch, Metroloq invited representatives from business, politics, and administration, as well as potential tenants, to unit viewings and a networking day.
Significance for the Region and Corporate Structure
Volker Mießeler, Mayor of Bergheim, emphasised the relevance of the location and the new business park for the region's sustainable competitiveness. He highlighted that the new offering represents an attractive option, particularly for smaller and regional businesses with flexible space requirements, and positions Bergheim as a forward-looking area. Kristina Hollerbaum, Divisional Manager at Metroloq, underscored the added value for resident companies and the collaborative partnership between Metroloq, the City of Bergheim, and the general contractor Köster.
The business park was realised in less than a year of construction, which highlights the efficiency of project implementation. The focus is now on regional SMEs from crafts, services, logistics, production, and e-commerce who are looking for a professional location for their further development. Modular Concept and Growth Opportunities
The underlying building concept is based on a modular and standardised system, offering tenants maximum flexibility. The S, S+, and M unit types available in the Bergheim business park can be adapted to individual requirements, i.e., scaled down or up. This modular construction allows municipalities, smaller businesses, and start-ups to be provided with optimal conditions for growth, thereby creating new jobs and opening up economic prospects in the region.
