The retail property in Würzburg's Old Town, known as the former Wöhrl building, which was jointly acquired in 2019 by MIB AG Immobilien und Beteiligungen and Versicherungskammer Bayern (VKB), has entered into new long-term lease agreements with anchor tenants MediaMarkt and Wöhrl. The prominent building, which boasts a total retail area of just under 8,400 square metres, has thus been strategically realigned for the coming years.
MediaMarkt will cease its current presence in Domstraße and will henceforth occupy the entire third upper floor of the property. Concurrently, Wöhrl will consolidate its business activities in Würzburg exclusively at this location, following the closure of the Völk fashion house. This reorganisation of the tenant structure is designed for a long-term perspective and significantly strengthens the retail landscape in Würzburg's city centre.
History and Future Direction
The property, located in a prime position directly on the Old Main Bridge, has a long tradition as a department store site. It was originally built for Hertie in the late 1970s and taken over by Wöhrl in the 1990s. This history is being continued and developed through the current contract conclusions, by modernising established retail concepts and consolidating them at the location.
Dr. Alexander Schlag, Supervisory Board member at MIB AG, commented on the developments, stating that with MediaMarkt and Wöhrl, two strong anchor tenants have been secured. He emphasised that their product range structure represents an ideal complement and significantly broadens the selection within the building. This contributes to the stable future positioning of the property.
Comprehensive Offering and Synergies
The building's diverse offerings are rounded off by further elements. A public underground car park is available, a Douglas branch is integrated, and a rooftop terrace restaurant offers views over the Main River and Marienberg Fortress. This mix of uses, comprising fashion, consumer electronics, beauty, and gastronomy, generates synergies across all floors. The building at Grafeneckart is thus positioned as a central footfall generator for Würzburg's city centre.
