Midstad has acquired the Carsch-Haus in Düsseldorf from Carschhaus GmbH for a consortium of investors. Following the completion of the usual closing formalities, Midstad will assume responsibility for the comprehensive development activities for this central inner-city location. The project envisages a redesign of Heinrich-Heine-Platz and aims to create a resilient, future-oriented mixed-use property.

The development concept for the Carsch-Haus and the adjacent property at Kasernenstraße 6 has been approved by the Planning Committee of the City of Düsseldorf. A preliminary building application previously submitted by Midstad received the necessary approval. This approval allows for the repurposing of the properties, which were previously predominantly retail-focused, into a mixed-use concept. The planned transformation creates a basis for new functions, including retail, fitness, gastronomy, and hotel operations.

A key component of the approval is the construction of a pedestrian bridge, which will connect both buildings in the future. This connection will enable an integrated usage concept, the design of which is currently being worked on. The strategic linking of both properties under Midstad's leadership is intended to create an urban ensemble that enhances the attractiveness of Heinrich-Heine-Platz and provides new impetus for Düsseldorf's city centre.

Lord Mayor Dr. Stephan Keller expressed a positive view of the planned revitalisation and sustainable repurposing of the properties. He emphasised that with Midstad, an established and experienced project developer was taking responsibility for one of Düsseldorf's most traditional properties. The holistic development concept for the Carsch-Haus and Kasernenstraße 6 sends a strong signal for the future of Düsseldorf's city centre, according to Dr. Keller. This decision creates planning certainty and offers the opportunity to quickly advance the development of this central district.

Preparatory measures for Kasernenstraße 6 began as planned several weeks ago, for which a partial building permit was recently granted by the City of Düsseldorf. Dr. Kevin Meyer, Managing Director of Midstad, underlined that the development of the Carsch-Haus and Kasernenstraße 6 can now be managed from a single source. The goal is to develop both properties into a future-proof mixed-use location that strengthens the potential of the central district in the long term and contributes to a vibrant, diverse, and resilient city centre.

As part of the acquisition, Lührmann Düsseldorf GmbH & Co. KG, which is exclusively commissioned with their leasing, provided advice on the conceptualisation of the retail spaces. The transaction was legally advised on the buyer's side by the law firm Friedrich Graf von Westphalen, while the law firm Biagosch Partner represented the seller. Confidentiality was agreed upon regarding the purchase price.
