The Free State of Bavaria has inaugurated a new residential quarter with 82 apartments on Harthauser Straße in Munich-Harlaching, primarily designed for state employees and their families. The development took just over two years to complete and creates living space for approximately 250 people. This project relieves the local housing market and contributes to the Free State's attractiveness as an employer, particularly by offering affordable housing in a metropolitan region.
The total investment volume by the Free State for this venture amounts to around EUR 36 million. The quarter's location on the Isar high bank offers diverse recreational opportunities near the Isar river and Perlacher Forst. The history of the plot is varied: after the destruction of Rudolf Hess's private villa during World War II, it served as a youth camp, sports ground, and later as a rehearsal stage for the Gärtnerplatztheater, before becoming available for the current development.
The quarter consists of five three-storey townhouses, constructed in solid building style and meeting the KfW-55 standard. The buildings blend harmoniously into the park-like area, largely positioned on the former footprint of existing structures to preserve soil sealing and the tree population. An integrated 'sponge city' principle with extensive infiltration areas serves for flood protection during heavy rainfall and cooling in summer. Energy supply is ensured by air-source heat pumps and photovoltaic systems on the biodiverse green roofs. An underground car park offers 77 parking spaces. All houses are equipped with lifts, the apartments are barrier-free and feature covered loggias, balconies, or terraces.
In addition to the private residential units, a focus was placed on communal offerings. The quarter includes a playground in the courtyard, communal rooms, raised beds for gardening activities, and a communal bicycle workshop in the underground car park.
Andreas Nietsch, Managing Director of Baunova, expressed satisfaction with the completion of the 82 apartments within the planned timeframe and budget. He emphasised that Stadibau alone would complete and occupy over 300 apartments in Munich this year, making a significant contribution to creating affordable housing in the city.
Stadibau GmbH, founded in 1974, currently manages almost 9,350 apartments and has 825 units under construction. Since 6 March 2025, it has been united with the state housing associations BayernHeim and Siedlungswerk Nürnberg under the umbrella of the new holding company 'Baunova Bayern GmbH'. This structuring aims to pool expertise, strategically align existing structures, and leverage synergies. With its three subsidiaries, Baunova Bayern GmbH has a total portfolio of 19,919 apartments and 5,097 units under construction.
