The new district centre ZAM has been officially opened in Munich-Freiham. Project partners Vonovia and Rosa-Alscher Group marked the completion of construction milestones with a programme spanning several days. The proceedings commenced on Thursday, 22 October 2026, with an event for tenants, project stakeholders, and representatives from local politics and civil society. On the following day, company representatives performed the formal opening ceremony by cutting the ribbon, followed by community activities for the neighbourhood.
Open centre concept at Mahatma-Gandhi-Platz
Conceptually, the neighbourhood centre differs from traditional, enclosed shopping centres. Instead of an enclosed mall, the initiators created an open district centre that purposefully interlinks public space with residential, commercial, and local amenities. The architectural design was delivered by the practice Störmer Murphy and Partners. Arcades approximately ten metres high line the central Mahatma-Gandhi-Platz, while landscaped courtyards complement the publicly accessible area.
Serving as a prominent landmark is Vonovia's residential tower, standing around 65 metres tall and visible from afar. This high-rise alone accommodates 144 residential units, which according to the company are almost fully let. Robert Stellmach, Regional Head for Bavaria at Vonovia, emphasised the significance of the scheme within the broader neighbourhood development of Freiham, one of Europe's largest urban development projects. The more than 330 flats built by Vonovia now provide homes for almost 1,000 people in Munich's strained housing market.
Floor space allocation and long-term portfolio strategy
The overall ZAM project spans four construction plots, with Vonovia and Rosa-Alscher Group each delivering two sections. In total, the ensemble encompasses a balanced mix of uses for the western part of the city:
- —Around 470 residential units for diverse user groups
- —Approximately 18,700 square metres for office and commercial use
- —Around 25,000 square metres of space for retail and gastronomy
- —A residential tower around 65 metres high with 144 flats as an urban landmark
Janine Venhoff, Senior Project Development Manager at Vonovia, highlighted the practical everyday infrastructure of the ensemble. All essential amenities are located within a few minutes' walk, while travel time to Munich Central Station is under 20 minutes. As a long-term portfolio holder, Vonovia will retain the residential and commercial areas in its own portfolio and manage them going forward in cooperation with Rosa-Alscher Group and neighbourhood management.
