In Denkendorf, Esslingen district, GreenPlaces Deutschland Asset Management GmbH has marked the start of construction for a project comprising 30 modular commercial units. The total investment for this undertaking amounts to approximately ten million euros. Completion and readiness for occupancy of the units are projected for a period of around one year.
The foundation for this project is a 6,700 square metre plot of land on the street Am Österbach, which GreenPlaces acquired from the municipality of Denkendorf in November of the previous year. The two-storey commercial units currently under construction have an average area of 152 square metres. They are designed for service providers, craft businesses, start-ups, and smaller production companies, offering diverse usage possibilities such as offices, workshops, exhibition spaces, or storage. Each unit features a sectional door as well as a separate entrance door and can be either rented individually or combined to form larger units, allowing for expansion if adjacent spaces become available.
Nachhaltiges Baukonzept und strategische Lage
The units are being constructed using solid timber. A high degree of prefabrication of components in halls reduces the average construction time to twelve months and ensures high adherence to deadlines, as assembly is less dependent on weather conditions. The sustainability concept is complemented by photovoltaic systems on the roofs to reduce the CO2 footprint. Green roofs promote biodiversity and offer additional sound insulation. Heating and cooling of the commercial units are provided by heat pump technology. Furthermore, two parking spaces are planned per unit.
Markus Eberhard, Managing Director of GreenPlaces Deutschland Asset Management, emphasised the importance of the location, stating that it perfectly aligns with the company's strategy. He highlighted the location in the economically significant Stuttgart region and its good connections to the state capital via the A8 motorway and the B10 federal road. Mayor Ralf Barth of Denkendorf underscored the municipality's development and the creation of modern, well-connected commercial spaces that offer optimal conditions particularly for local companies, as well as expanding firms and start-ups.
Expansionskurs von GreenPlaces
The new location in Denkendorf is an integral part of GreenPlaces Deutschland Asset Management's expansion strategy. The company is initially focusing on economically strong regions in Baden-Württemberg, Rhineland-Palatinate, Bavaria, and Hesse. In the medium term, the development of commercial parks is also planned in other federal states. The project development and asset management company currently manages eleven completed locations in Switzerland and seven in Germany. By 2030, the number of locations is set to grow to approximately 80, with the majority of these developments to be realised in Germany.
