The Munich office market is experiencing a development where vacancy rates are rising, yet the preference for high-quality office space in central locations remains consistently high. Market observers describe this dynamic as a continued 'flight to quality'. This means that older existing properties are increasingly losing their appeal, while interest is concentrating on properties with historic building fabric in preferred inner-city locations.
Satellite Office has been operating in this segment of the Munich market for 15 years. The company's expansion outside Berlin began in 2011 with the opening of its first business centre in Ludwigpalais on Odeonsplatz, a listed building. Satellite Office currently operates two locations in the Bavarian state capital. Further expansions are planned for 2026, including the opening of MAXI14 in Maximilianstraße and Villa Goethe.

The attractiveness of long-term leases is diminishing, while flexible workspace concepts are gaining importance. A representative study by Satellite Office underpins this assessment with concrete results. The survey of office workers in Bavaria indicates clear preferences regarding workplace design, which confirms the trend towards high-quality and flexible office solutions and explains the sustained demand for such concepts.
