NANZ ENDREV RIENTH Immobilien (NER Immobilien) continues the expansion of its property portfolio in the strategic core market of Stuttgart. The Stuttgart-based company has successfully acquired a residential and commercial building at Osterbronnstraße 82 in the Dürrlewang district (Stuttgart-Vaihingen). This acquisition confirms NER Immobilien's focus on value-adding investments in existing properties and renovation projects within Southern Germany.
The property, constructed in 1971, was originally conceived as a hotel. Between 2016 and 2018, it underwent a planning law conversion into a modern apartment building. On a plot of approximately 2,421 square metres, the fully-basemented property offers a total area of around 1,777 square metres. This area is divided into 40 residential units with approximately 1,524 square metres of living space, spread over seven upper floors. Additionally, there are three flexibly usable commercial units on the ground floor, comprising around 253 square metres. The property also features nine garages and 19 outdoor parking spaces.

Following this transaction, NER Immobilien reaffirms its continued search for suitable properties to expand its corporate real estate portfolio. In the residential segment, the acquisition profile focuses on multi-family houses with four or more residential units, housing estates, as well as listed buildings and conversion projects in Southern Germany. Stuttgart remains a priority focus area in this regard.
