GAG Immobilien AG is developing a construction project in the Cologne district of Zollstock to create new housing. Approximately 36 publicly subsidised residential units will be built on a site covering around 2,000 square metres on Zollstockgürtel. The planned buildings will comprise four to five storeys and will have a total living area of almost 2,500 square metres.

A significant component of the project is the integration of a publicly subsidised shared living group for eight people. This is designed for individuals with and without physical impairments, underscoring the inclusive nature of the endeavour.

Sustainability and Planning

The construction project complies with the Efficiency House Standard 40 (EH 40). Heat supply will be ensured via a heat pump, highlighting the focus on energy-efficient construction. The planning of the project is being handled by the Cologne-based architectural firm Lorber Paul. The plot, which GAG is acquiring from the City of Cologne on a leasehold basis, housed a petrol station since the early 1960s. The relevant facilities have already been dismantled to prepare the area for the new development.

Construction for the project is provisionally scheduled to commence in September. The construction work is expected to take approximately two years.

Challenge and Significance

Anne Keilholz, GAG Board Member, emphasised that securing suitable plots for the construction of affordable housing remains an ongoing challenge. The realisation of this project in Zollstock allows for the expansion of the existing housing stock in the district with new, publicly subsidised units. She highlighted that GAG, as Cologne's largest landlord, stands for affordable housing in attractive locations with good infrastructure.
