3G Healthcare Real Estate closed a $545 million sale of a 5,000‑bed skilled nursing portfolio spanning Alabama, Georgia, Illinois, Louisiana, Mississippi, Missouri and Tennessee. The deal, covering the Southeast and Midwest, was brokered for a family‑owned operator with decades of SNF experience.
Principal Stan Klos said the firm’s deep SNF expertise, industry relationships and proprietary data convinced the seller. “We usually stay low‑profile, but the size of this transaction called for a public announcement before the holidays,” he added.
Seller and buyer identities remain undisclosed. 3G highlighted the transaction as a win‑win for all parties, including tenants and operating teams.
In a separate deal, 3G facilitated a $21 million sale of a North Carolina SNF for an operator exiting the market. The property achieved record per‑bed pricing and was acquired by a regional owner/operator with a Southeast footprint, ensuring continuity for staff and residents.
