- Sidewalk and title reports, permit histories
- Seller Questionnaires (SPQ) and Real Estate Disclosure Statements (RTDS)
These documents are legally binding and must be completed honestly. The more complete the answers, the better protected the seller.

- Has water ever intruded?
- What improvements have been made?
- Any insurance claims, neighbor disputes, or open permits?

Even if an issue was fixed long ago, it must be disclosed. A pet cemetery, a bus line, or a neighbor’s upcoming renovation all count.
