lexander Properties transferred a 124,000‑sq‑ft industrial complex in northern New Jersey to Faropoint. Cushman & Wakefield handled the sale. The deal covers two sites: 27‑35 Franklin Turnpike, Mahwah (67,170 sq ft) fully leased to Beacon Roofing Supply, and 90 New Dutch Lane, Fairfield (56,651 sq ft), home to Precision Textiles’ headquarters.
“Faropoint seized a rare chance to acquire two strategically positioned assets with strong upside in coveted New Jersey submarkets,” Gabriel said. “Both sites sit in prime infill spots, shielded by high entry barriers and linked directly to major transport arteries.”
Beacon’s lease runs long‑term, and the Mahwah building, rebuilt in 2020, sits on 1.3 acres of extra yard space, offering future flexibility. The Fairfield location also boasts surplus parking and trailer storage.
Faropoint’s VP noted strong demand. Itay Ron, the firm’s Northeast market officer, added that these purchases underscore Faropoint’s focus on high‑quality, supply‑constrained assets with significant value‑add potential.
