mazon.com has acquired 195 acres of land in Hesperia, California's High Desert region, approved for at least 2.5 million square feet of warehouses. The property traded for $162 million, with the seller being the Covington Group from Dallas. This deal works out to approximately $830,000 per acre. Amazon has already begun grading the site, which is zoned for two industrial warehouses with offices.
The Hesperia Commerce Center II project calls for a total of 2.5 million square feet of warehouse space, according to city records. Nearby Victorville is home to two existing Amazon warehouse facilities. The High Desert market has seen significant investment from industrial developers as the Inland Empire grapples with supply and resident pushback against warehouses.
Amazon's purchase in Hesperia mirrors its building spree in 2021, when it constructed millions of square feet of new warehouses amid surging e-commerce demand during the pandemic. Although the company temporarily slowed its pace, it has picked up again, opening warehouses this year in Oregon and South Carolina, with plans for new projects in Nevada, Texas, Connecticut, and elsewhere.
