Andreessen Horowitz Expands in SoHo with Doubled Space at 200 Lafayette

ndreessen Horowitz, one of the top venture capital firms, is expanding its presence at 200 Lafayette Street in Soho by taking over two additional floors. The firm currently occupies the third and fourth floors and will soon move into Chobani's former sixth and seventh floor space when the yogurt company relocates to a new office tower at 360 Bowery.

    The lease for the expanded space is part of a larger deal involving the office condo at 200 Lafayette, which was purchased by LaSalle Investment Management in 2015 for $125 million on behalf of Swiss Re. AEW now manages the property, while Brookfield retains ownership of the retail and office space at the base of the building.

    Andreessen Horowitz will more than double its current footprint from 33,560 square feet to 67,120 square feet. The asking rent has increased from $90 per foot in 2021 to $130 per foot, but the firm's significant capital reserves - $44 billion committed - make it well-equipped to afford the higher rate.

    The office condo owners were represented by Barbara Winter and Carlee Palmer of JLL, while the tenant was represented by Steven Rotter at Newmark. The building has a diverse range of tenants, including Moncler on the second floor and Eataly occupying over 29,500 square feet of retail space.
