143-acre tract along Henrico's River Road corridor has sold for a record-breaking $9 million, making it one of the largest residential real estate purchases in metro Richmond in years. The property at 8703 River Road, which fronts the river and is located east of the Roslyn Retreat Center, was sold on April 10 through an LLC formed just days after the land was listed for sale with a $8.25 million asking price.
The buyer's identity remains unknown due to confidentiality agreements, but listing agent Whit Wall said he received 10 offers from local and out-of-town buyers, including those from Florida, California, and England. While Wall also received interest from developers, he confirmed that the property did not go to a developer, which pleased both the sellers and other parties involved.
The land is comprised of two parcels on opposite sides of the Kanawha Canal, with 51 acres on higher ground featuring an 1,100-square-foot house built in 1948, and 92 acres on lower ground offering 3,800 feet of river frontage. The property was marketed as a unique opportunity to create a private estate or family compound.
Wall, who has been selling residential real estate for 50 years, described the listing as one of the most unusual he's ever handled. He noted that raw acreage in Henrico County is rare and highly sought after, making this sale a significant event in metro Richmond's real estate market. The sale is among the largest seen in recent years, with notable sales including the 261-acre Glen Roy estate at $10 million and the 12,500-square-foot house on Cary Street Road for $9 million.
