axum Real Estate has commenced construction on a 322,600 square foot cold storage facility in Crown Point, IN for tenant Arcadia Cold, a leading third-party logistics provider. The project will feature 50' clear height, ample dock space and doors to expedite distribution services, as well as convertible rooms with temperature control between -10 to 38 degrees F. Upon completion, the facility will contain approximately 45,000 pallet positions.
Located on a 26-acre site with I-65 frontage in Crown Point, IN, the property offers immediate access to major metropolitan centers such as Chicago, Detroit, and Indianapolis within a day's drive. The project is expected to be delivered in the second quarter of 2026.
"The new facility will serve as a critical cold storage location for consolidating commodity food products and a regional distribution hub for perishable goods grown and processed in the region," said Sean Gilbert, Principal at Saxum Real Estate.
Arcadia Cold's Chief Commercial Officer, JD Schwefler, stated that the company is excited to announce this new facility, which will complement another location in a Chicago submarket to serve customers with regional production and fast-moving consumer packaged goods programs. Arcadia Cold operates five facilities across the US and has additional sites under construction.
