orfolk County Register of Deeds William P. O’Donnell reported that October 2025 was a strong month for real‑estate activity. The Registry recorded 10,436 documents—an 8 % increase over October 2024 and 10 % over September 2025—showing sustained market engagement.
Deeds for commercial and residential sales totaled 1,605, up 12 % from October 2024 and 15 % higher than September. Property sales reached 788 units, a 4 % rise year‑over‑year and 15 % above September, indicating that buyers and sellers remain active despite broader economic headwinds.
Mortgage activity mirrored this trend. In October, 1,830 new loans were recorded, a 21 % jump from October 2024 and 25 % above September. The total mortgage debt logged was $1,116,754,454—36 % more than last October but 13 % lower than September—demonstrating continued confidence in financing and homeownership.
Average sale prices fell 10 % from October 2024 to $1,026,391.55, yet were 6 % higher than September. Total sales volume dipped 6 % year‑over‑year to $808.8 million, but rose 22 % from September, suggesting a modest price decline that could open opportunities for first‑time buyers and those looking to relocate.
Foreclosure activity eased. Only five foreclosure deeds were recorded in October, down from eight in October 2024, and 21 foreclosure notices were logged versus 32 last year. O’Donnell stressed the human impact of foreclosures and urged anyone in distress to reach out to local nonprofits—Quincy Community Action Programs, NeighborWorks Housing Solutions—or the Massachusetts Attorney General’s Consumer Advocacy and Response Division.
“October’s data reinforce Norfolk County’s resilience and appeal as a place to live, work, and invest,” O’Donnell said. “Despite economic swings, the market remains strong across sales, mortgages, and pricing.”
