exas billionaire Tito Beveridge has been quietly acquiring thousands of acres in Bastrop County since 2021 through his company Capital Land Investments 3 LP. While Elon Musk's industrial ventures have transformed much of the area east of Austin, Beveridge's land purchases have largely flown under the radar. The scope of his acquisition is significant, with nearly 13,000 acres purchased across 63 parcels, primarily centered around the XS Ranch.
The parcels have an assessed value of $156 million and were once slated for subdivision development, but now appear to be held without immediate plans for construction. Riley-McLean Land, which managed the transfer, hinted that the property might remain undeveloped in the near future. Since then, only groundwater rights agreements have been renewed, with no applications for construction permits filed.
Beveridge's neighbors are cautiously optimistic about potential future projects, hoping they will be environmentally sensitive. Kay Rogers, who lives nearby, is relieved that the land was not turned into a solar farm and hopes Beveridge will consider leaving some of it as a conservation easement.
