rrived, a real‑estate platform launched in 2021, lets anyone buy shares in rental homes for as little as $100, bypassing traditional REITs. Investors build portfolios of individually managed properties that generate rental income and can appreciate. Because each property can host hundreds of owners, Arrived structures them as REITs, allowing both accredited and non‑accredited participants to invest. CEO Ryan Frazier explains the company “unbundled” REITs into single‑property units, giving investors choice and flexibility. With roughly 500 properties in 65 cities—doubling yearly—Arrived has attracted 850,000 investors who have put over $330 million into its homes.

    Unlike Roofstock, which sells whole properties at higher minimums, Arrived offers fractional stakes. The firm recently raised $27 million, led by Neo VC, to launch a secondary market where shares can be traded nationwide in minutes. In the first three weeks, 57,000 buy and sell orders were executed, providing liquidity that Frazier says is “exciting” and moves real‑estate investing online. Neo’s CEO Ali Partovi praised the vision of a stock‑market‑style platform for America’s $50 trillion residential market. Other backers include Forerunner Ventures, Bezos Expeditions, Core, and high‑profile CEOs such as Marc Benioff, Spencer Rascoff, and Dara Khosrowshahi, bringing total funding to $61.7 million.

    Arrived’s strategy has shifted to mitigate market risk. It now focuses on select markets, avoids long‑term leverage, and keeps most properties 100 % equity‑owned. When mortgages are used, the average rate stays below 4 %. This cautious approach comes amid a slowdown in home buying, high prices, and elevated interest rates, which have made single‑family rentals expensive for individual investors. Despite record investor participation in 2024, the overall buyer pool has shrunk, underscoring the need for innovative, liquid investment models like Arrived’s.
