Billion Real Estate Holdings Acquires Majority of Ex-3M Retreat in MN

Sioux Falls company buys commercial property near Park Rapids, Minn., for $4 million.

ioux Falls’ Billion Real Estate Holdings LLC bought 154.25 acres of the former 3M Wonewok retreat near Park Rapids, Minnesota, for $4 million. The purchase, closed on November 13 and recorded on December 8, includes 15 commercial buildings totaling 58,622 sq ft, 36 guest rooms, six cottages, and a range of recreational amenities such as a trap‑shooting range, tennis courts, lodge, restaurant, driving range, and putting green. The transaction covers four of the five remaining parcels of the original 680‑acre executive complex on Big Mantrap and Petit Lakes, which was first listed in 2023. County records estimate the combined value of these parcels and structures at $10,056,800.

    The Wonewok site had operated as a 30‑year conference center before 3M sold portions of the property. In February 2025, the Minnesota Land Trust and Northern Waters Land Trust acquired 431 acres, donating 16 parcels to the Minnesota Department of Natural Resources to establish the Mantrap Lake Wildlife Management Area. 3M retained a single parcel, which was relisted in July 2025.
