bilisi's real estate market experienced steady growth in 2024, with a notable 7% increase in property transactions in December compared to the same month in 2023. The sector benefited from stable demand for residential properties and robust developer activity driven by increased construction permits.

    Biograpi Living, a joint venture between Wissol Group and Riverside Invest, is leading the charge with four major projects across central Tbilisi. Their innovative "15-minute city" concept prioritizes accessibility to essential services, workplaces, and recreational spaces within walking distance, saving residents time and promoting sustainability.

    Sakeni, Biograpi Living's flagship project, is a multi-story residential complex at 25 Vazha Pshavela Avenue, one of Tbilisi's most dynamic areas. Designed with energy efficiency in mind, the complex features a 2,000 square meter municipal green zone, a swimming pool, spa center, mini-tennis court, and fitness room.

    Construction is being carried out by Anagi, an experienced company with a strong business reputation, and financed by the Bank of Georgia, which has invested $41.5 million in the project valued at $72 million. Wissol Group has a long-standing partnership with the Bank of Georgia.

    Matiani, another Biograpi Living project, is a multifunctional complex in Tbilisi's oldest district, Didube, offering residential, office, and commercial spaces. The complex is situated near key facilities, including Dinamo Stadium and Central Railway Station, with excellent public transport accessibility via the Tsereteli metro station and bus stops.

    Construction on Matiani is underway, with hydro insulation applied to the foundation using high-quality Sika materials and reinforcement and concreting of vertical elements actively progressing.
