everal Bollywood stars have invested heavily in luxury real estate projects across Mumbai, with many opting for apartments in prime locations such as Bandra, Khar, Lokhandwala in Andheri and Worli. Their motivations range from investment and rental yield to emotional purchases driven by nostalgia. Real estate experts note that most celebrities invest at the project launch stage or when properties are almost ready for possession.
Amitabh Bachchan and his son Abhishek recently purchased 10 apartments worth ₹24.95 crore in Oberoi Realty's Eternia project in Mulund West, taking their realty portfolio to over ₹100 crore since 2020. Between 2020 and 2024, the father-son duo invested around ₹220 crore in properties across India.
Bollywood stars like Kriti Sanon have also purchased land parcels in Alibaug, a popular second-home destination near Mumbai. Karishma Kapoor, Ajay Devgn, and Amitabh Bachchan have bought commercial properties to earn high rental yields, with returns often higher than those from residential properties.
According to data compiled by SquareYards, residential real estate accounts for 62% of all transactions among Bollywood stars, while commercial properties are gaining traction due to reliable rental returns. Between 2020 and 2024, Amitabh Bachchan topped the list with ₹194 crore investment in real estate, followed by Jhanvi Kapoor's ₹169 crore and Ranveer Singh, Deepika Padukone, and family's ₹156 crore.
Bollywood stars often prefer to buy properties at the project launch stage or when they are ready for possession. This helps boost the profile of the location, making it more attractive to prospective buyers. Some celebrities also invest in multiple properties on the same floor to maintain privacy or purchase a property where they once lived at a higher price due to emotional reasons.
Emotional purchases driven by nostalgia have also been observed among Bollywood stars. For instance, Shah Rukh Khan's son Aryan bought two floors worth ₹37 crore in the same building in South Delhi where his father and mother Gauri Khan once lived. This type of purchase is often driven by sentimental value rather than financial considerations.
While emotional purchases may set a pricing benchmark, it may not be sustainable in the long term. Ultimately, property prices are determined by demand and supply dynamics.
