n the heart of Boston, a transformative project is taking shape: the South Station Tower. Rising 51 stories above the historic transportation hub, this mixed-use marvel will redefine the city's skyline and elevate its connectivity.
At its core, the tower is a masterful blend of office space, luxury residences, and retail, carefully crafted to enhance the city's functionality and aesthetic appeal. The 680-foot skyscraper boasts an impressive 680,000 square feet of high-performance office space, designed with sustainability and occupant well-being in mind.
The upper floors will be home to 166 luxurious condominiums, branded as The Ritz-Carlton Residences, Boston, South Station. Residents will enjoy breathtaking views of the city and harbor through floor-to-ceiling glass windows, accompanied by premium amenities like a 24-hour concierge, fitness center, pool, and sky lounge.
A key aspect of the project is its transit-oriented design, which includes significant upgrades to South Station's transportation facilities. The outdoor Commuter Rail concourse area will expand by 67%, featuring covered tracks and platforms, while the bus terminal's capacity will increase by over 50%. New escalators, stairs, and elevators will improve accessibility between the bus terminal and main concourse.
Hines, a global real estate leader, is spearheading the development of the South Station Tower project. Pelli Clarke & Partners, renowned for their innovative designs, has crafted the tower's architecture, while Suffolk is overseeing general construction. The Ritz-Carlton brand, managed by The Collaborative Companies, will handle residential branding and sales.
Construction began in January 2020, with significant milestones achieved along the way. The expanded bus terminal opened to the public in late 2023, and the tower's completion is expected later this year, marking a major milestone in Boston's sustainable urban development journey.
