Bow River Capital Acquires Four Multifamily Assets in Rodeo Region

ow River Capital, a Denver-based alternative asset manager, has acquired four multifamily assets in the Rodeo Region, spanning 14 states across the Rocky Mountain West and Southwest. The acquisitions took place between July and September 2024, with properties in Houston, Texas; San Antonio, Texas; Kansas City, Missouri; and other locations.

    In Houston, Bow River acquired Flats on Tanglewilde, a 256-unit Class A apartment complex built in 2013, boasting a 92% occupancy rate. The property features luxurious amenities such as a business center, fitness center, swimming pool, and picnic area with barbecue facilities. With Houston projected to gain 389,000 residents by 2028, the demand for housing is expected to remain strong.

    In San Antonio, Bow River acquired Cottages at Leon Creek, a 284-unit Class A build-for-rent townhome community constructed in 2012 and renovated in 2023. The property stands out with its low density, expansive site, and private yards, offering unique amenities such as a pickleball/basketball court and direct access to greenway trails.

    In Houston again, Bow River acquired Knox at Westchase, a 518-unit Class B apartment community featuring 20 three-story garden-style buildings. With a diverse unit mix and numerous amenities, the property holds a 92% occupancy rate. The community offers easy access to key employment hubs and nearby retail amenities.

    Lastly, in Kansas City, Bow River acquired two Class A multifamily projects: Gallerie (361 units) and Icon (57 units), both constructed in 2020. Located in the Hospital Hill neighborhood, these properties are set to benefit from the KC Streetcar expansion, connecting them to KC's central business district and Country Club Plaza.
