rand Junction, Colorado – The Grand Valley’s housing market is cooling, yet sales are rising, says the October 2025 Bray Report. October saw 235 homes sold, up 18 % from 199 in October 2024 and 16 % from 203 in September 2025. Median price slipped to roughly $400,000 from $417,500 in September. Active inventory stands at 768 listings. Year‑to‑date sales total 2,435 units. The most active price bracket is $300,000–$400,000 in Grand Junction, with 139 sales so far. 574 single‑family permits issued this year. Bray Real Estate notes that the city’s higher impact fees could curb future construction.
