n Los Angeles' competitive real estate market, a 112-acre property is a rare find. The Robert Taylor Ranch in Brentwood is hitting the market for $70 million, making it the largest residential estate to be listed in LA since at least the 1980s. Spanning over 15 square miles, the ranch alone accounts for more than 1% of Brentwood's total area.
The property boasts approximately 20,000 square feet of living space across four structures, including a 12,000-square-foot main house with seven bedrooms, a dog spa, art studio, and massage room. Designed by architect Robert Byrd in 1950 for oil baron Waite Phillips, the ranch has hosted A-list parties and features a secret casino that's since been removed.
The property has changed hands several times over the years, including a stint with concert promoter Ken Roberts who tried to sell it multiple times before it was seized by a hedge fund. After being auctioned off twice, it most recently traded for $18.7 million in 2015. A four-year remodel brought new finishes and maintained the original feel of the property.
The ranch features 14 buildable acres, with the rest of the hillside estate navigated by hiking trails. With eight Assessor's Parcel Numbers, a buyer could divide it into eight separate properties, ending its impressive acreage but offering incentives for developers looking to add housing. "It's a once-in-a-lifetime estate," said Rochelle Maize of Nourmand & Associates, who's handling the listing.
