ave Denis, a Brooklyn property manager, is taking on his first ground-up development project with a 46-unit condominium project in Jersey City. He secured a $15 million construction loan for the three-parcel site at 120 Monticello Avenue, which was arranged by WelcomeLend. The lender, a private credit group, provided an $11.9 million construction facility and $3.1 million in preferred equity, retiring a $2.4 million loan attached to the land.
Denis' real estate career began in the clothing industry, where he discovered his passion for real estate while customizing a storefront. He started gaining hands-on experience by purchasing a mixed-use property in Jersey City in 2015. The Monticello Avenue project is more complex due to its location within a historic district, but Denis has received approval from the Historic Preservation Commission and planning board.
The design features mostly studios and one-bedroom apartments, with some two-bedroom units, as well as retail space and amenity areas. GRO Architects is designing the project, while One70Group will serve as the general contractor. Construction is expected to start soon, with completion anticipated in the second quarter of 2026. The project marks a significant milestone for Denis, who manages over 1,000 units across New York City and Jersey City through his company SpeaktoDave.com.
