outh Florida's condo market is heating up in Broward County, with developers snapping up project sites and betting big on demand for luxury condos in coastal enclaves. According to analysis by The Real Deal, nearly two dozen projects with over 3,900 units are in the development pipeline, excluding planned rental apartments.
Pompano Beach is emerging as a hub for branded residences, following the trend set by Miami's Brickell neighborhood. Edgardo Defortuna's Fortune International Group and Jorge Pérez's Related Group are among the developers bringing high-end brands like Ritz-Carlton, Waldorf Astoria, and W Hotel to Pompano Beach.
Some notable projects in the works include:
* 1380 South Ocean Boulevard: The Ritz-Carlton Residences, Pompano Beach, a 32-story, 117-unit project with prices starting at $1 million.
* 305 Briny Avenue: Salato Pompano Beach, a nine-story, 40-unit luxury condo building with prices ranging from $2 million to $4.9 million.
* 1550 North Ocean Boulevard: Armani/Casa Residences Pompano Beach, two twin 19-story buildings totaling 28 units, with prices starting at $5 million.
In Hillsboro Beach, Related Group and Gil Dezer's Dezer Development are planning the Rosewood Residences, a 10-story, 92-unit project with prices starting at $5.8 million. In Hollywood, Related and BH Group are developing the Icon Beach Waterfront Residences, a 37-story, 350-unit tower with amenities including a marina and outdoor theater.
Other notable projects in Broward County include:
* Oasis Hallandale, a mixed-use development in Hallandale Beach featuring two 25-story condo towers.
* The Whitfield Las Olas, a 12-story project in Fort Lauderdale with 81 hotel rooms and 17 condos.
* Marina Del Rio Residences, a three-story, 10-unit boutique waterfront building in Fort Lauderdale.
* Serene Las Olas, a five-story, eight-unit waterfront condo building in Fort Lauderdale.
These projects are expected to be completed between 2026 and 2029, with prices ranging from $400,000 to over $20 million.
