Cities on the Rise: Affordable Hubs Turning into Luxury Markets by 2030

Home prices rise in select areas, pushing affordability limits and nearing $100,000 mark nationwide.

ome prices in some parts of the country are on the rise, and certain areas that were once affordable may soon break the six-figure ceiling. Economists at Realtor.com examined sales data from America's 100 largest metros between 2014 and 2019 to identify markets with potential for significant price growth.

    The analysis found that most of these markets are located in the West and Midwest, often near larger, more expensive cities. By applying a five-year growth trajectory to project future prices, economists identified several areas where median home sale prices could reach over $1 million by 2033.

    One common thread among these emerging million-dollar markets is their proximity to already-expensive metros. For example, Stockton, California, is just two hours inland from San Francisco and is expected to see its median listing price climb from $579,292 in 2023 to $1,446,731 by 2033.

    High buyer demand is also driving up prices in these markets. "Various popular markets such as Boise have seen substantial price growth in recent years as buyer demand puts pressure on inventory, leading to climbing prices and competitions," says Realtor.com economist Hannah Jones.

    However, several factors could alter this trajectory, including shifts in local economies or an increase in home construction that eases supply constraints.
