olombia again led global web searches for South Florida real estate in September 2024, according to a new report by the MIAMI Association of REALTORS. This marks the 30th consecutive month that Colombia has been among the top two countries searching Miami real estate.

    "Global buyers love Miami because it's the most welcoming and diverse city in the world," said Gus Fonte, Chairman of the Board for the MIAMI Association of REALTORS. "Miami offers a unique combination of factors, including 13 years of home price appreciation, top brands building world-class residences, proximity to Latin America, and more."

    In September 2024, about 155 countries searched MiamiRealtors.com, with the top 10 countries coming from four continents: North America, South America, Europe, and Asia. The top 10 countries searching MiamiRealtors.com in September 2024 were:

    1. Colombia (11.9%)

    2. Canada (5.8%)

    3. Venezuela (5.7%)

    4. Spain (5.7%)

    5. India (5.7%)

    6. Philippines (5.6%)

    7. Argentina (5.2%)

    8. Germany (5.1%)

    9. China (4.5%)

    10. Brazil (4.1%)

    Colombia also purchased the most South Florida real estate among foreign countries in 2023, according to the MIAMI Association of REALTORS' 2023 Profile of International Home Buyers. Colombian buyers accounted for 15% of all international purchases in South Florida.

    Florida remains the top U.S. destination for foreign buyers, with Miami-Fort Lauderdale-West Palm Beach being the hub for international home sales. According to the NAR's 2023 Profile of International transactions in U.S. Residential Real Estate, one in five of all U.S. international home sales happen in Florida, and one in two occur in the Miami metro market.

    Miami remains a bargain for prime property compared to other global cities, with 64 square meters available for $1 million. This is nearly four times more than Monaco and twice as much as New York or London.

    Virginia was the top state for domestic Miami real estate web searches in September 2024, while New York was the top state for out-of-state buyers in the South Florida area, according to the MIAMI Association of REALTORS' 2023 Profile of International Home Buyers.
