Commercial Real Estate Deals Update for October 2024

DIA industrial park sells for $61M; RiNo chef finds new space among other deals.

A
mbrose Property Group, based in Indianapolis, acquired the 33-acre Ascent Commerce Center industrial park in Commerce City for $61 million from PGIM Real Estate. The three-building complex totals 595,000 square feet and features tenants such as La-Z-Boy, PCL Construction, and pharmaceutical giant McKesson. Cushman & Wakefield represented the seller.

    Risicia, a restaurant from chef Andrea Frizzi serving Milanese cuisine and cocktails, leased space at 3463 Walnut St. in Denver for 10 years. The restaurant is expected to open next summer. Henry Group Real Estate broker Montana Rae represented Frizzi, while David Schneider of Axio Real Estate represented the landlord.

    Yosef Lipkin and Baruch Noam purchased 1200-1226 W. 38th Ave. in Denver for $5.6 million from Diane Bartholomew. The two buildings, each slightly larger than 5,000 square feet, are home to Kike's Red Tacos and four other retail tenants. Lipkin and Noam previously purchased a LoHi retail building in May.

    Lee & Associates reported that GPG Stapleton LLC acquired a 73,716-square-foot industrial property at 10325 E. 47th Ave. in Denver for $13 million from Innovate Colorado LLC. Xcimer Energy Inc has a seven-year lease for the site.

    Antonoff & Co. Brokerage Inc reported several deals, including JUN 3995 LLC purchasing a Starbucks at 20201 E. Smoky Hill Road in Centennial for $2.25 million and 1114 Ordway LLC acquiring 2.13 acres of land at the southeast corner of Walden Street and 40th Avenue in Aurora for $1.65 million.

    Hoff & Leigh reported that Gateway to the Rockies Speech Therapy PLLC leased 613 office square feet at 2851 S. Parker Road #1-0972 in Aurora.

    Deals from deeds included TMIF III Canterra LLC purchasing the Canterra at Fitzsimons apartment complex in Aurora for $36.2 million and Jeffries Holdings LLC acquiring a 116,000-square-foot manufacturing facility in Aurora for $10.95 million.

    Other notable deals include Summitt 55 Company LLC purchasing an industrial property at 1201-1245 Quivas St. in Denver for $4.65 million and Security Service Federal Credit Union acquiring 6359 S. Southlands Pkwy. in Aurora for $2.58 million.
