L Green's 1185 Sixth Ave continues to gain momentum with a new lease deal. Hartree Partners has signed on for 54,250 square feet at the 1.1 million square-foot tower, bringing occupancy to 85%. This latest agreement follows 180,000 square feet of leases inked over the past year.
Hartree, which previously occupied space as a subtenant, is expanding its presence in the building with a direct lease. The asking rent was $75 per square foot. According to SL Green's director of leasing and real estate property, Steven Durels, recent signings reflect the ongoing demand for high-quality office space in prime locations.
A CBRE team represented Hartree, while Newmark represented the landlord. With this new deal, 1185 Sixth Ave is now 85% leased. Looking ahead, construction is set to begin soon on a large ground-floor restaurant, Carnegie Café, which will replace the vacant NHL store at the corner of West 57th Street.
