ompass, one of the largest real estate brokerages in the US, has filed an antitrust lawsuit against Zillow, accusing it of violating antitrust laws by forcing listings onto its platform. The dispute centers on Zillow's policy to permanently ban any listing that isn't also available on the website within 24 hours.
Compass claims this "Zillow Ban" is a ploy to steer all home listings onto Zillow's dominant search platform, allowing it to monetize each listing and maintain its monopoly. The lawsuit argues that this practice creates an uneven playing field for homebuyers and favors large brokers.
In April, Zillow said it was changing its policy to ensure equal access to information for all homebuyers. However, Compass claims that Zillow's true intention is to block practices like its own "Private Exclusive" listings, which offer select agents early access to properties before they're shared more widely through the multiple listing service (MLS).
Compass also alleges that Zillow conspired with other companies, including Redfin and eXp Realty, to implement similar bans. The outcome of this lawsuit could significantly impact the future of finding a dream home online.
Zillow has responded to the suit, calling Compass's claims "unfounded" and stating that its listing access standards are designed to ensure transparency, equal opportunity, and broad visibility for all parties involved.
