n the Lower East Side, a new player has taken the reins of the five-story apartment building at 151 Avenue A, home to Bradley Cooper's wildly popular cheesesteak joint Danny & Coop's. Alchemy Ventures, a real estate company with a portfolio valued at over $400 million, acquired the property for $10.75 million.
The acquisition is unlikely to disrupt operations at Danny & Coop's, which has become a sensation since its December opening. Cooper and co-owner Danny DiGiampietro have secured a five-year lease with an option to extend for another five years. The duo's Philadelphia-style cheesesteaks have drawn long lines of fans willing to wait up to 45 minutes for their fix.
Alchemy Ventures' principals are thrilled to welcome the "Silver Linings Playbook" star as a tenant, according to sources. The company has been expanding its New York City portfolio, starting with brownstone Brooklyn and now venturing into Manhattan's West Village. Alchemy Properties, an affiliate of the company, is also developing a mixed-use tower on 57th Street.
The building's upper floors feature eight three-bedroom apartments, while Cooper's cheesesteak shop has become a hotspot for foodies, earning an average Yelp rating of 4.5 out of 5 stars. With its unpredictable hours and no-frills atmosphere, Danny & Coop's has cultivated a loyal following on the Lower East Side.
