Dentons has advised Stena Real Estate on the acquisition of two buildings in Kraków's High5ive office complex from Niam. This deal enhances Stena's existing portfolio, which already includes another building from Skanska Property Poland acquired in May 2022.
Stena now owns six office buildings in Poland: Spark B and Studio B in Warsaw, Centrum Południe in Wrocław, and three High5ive complex buildings in Kraków. The acquisition brings the company's gross leasable area (GLA) to 100,000 sqm, solidifying its presence in regional Polish markets.
The High5ive complex features five modern office buildings with a total GLA of 70,000 sqm, located near the Main Railway Station and historic city center. The acquired buildings offer 23,600 sq m of GLA and are fully commercialized, boasting LEED Platinum certification for sustainable development.
Dentons' Warsaw-based Real Estate team advised on this transaction, having previously worked with Skanska on the sale of all five High5ive phases between 2018 and 2022. The team was led by senior associate Agata Koczorowska, supervised by Partner Bartłomiej Kordeczka, and supported by associates Karolina Kordulska-Tetkowska and Martyna Kamińska. Managing Counsel Tomasz Krasowski advised on tax aspects.
