Deuce Tenant Secures Large Office Space Leasing 25k SF

Broadway4D Signs Lease for 25,000 Square Feet at Liberty Theatre in Times Square Megaproject.

new iteration of Broadway4D has secured a lease for approximately 25,000 square feet at the Liberty Theatre in the entertainment complex at 234 West 42nd Street. The concept, first conceived in 2012, initially targeted the Times Square Theatre but was delayed due to high renovation costs. This latest version aims to create a theater-wide immersive experience, shifting away from the original theme park-inspired design with in-seat effects.

    The Liberty Theatre, built in 1904 for vaudeville and musicals, has undergone significant transformations over the years, including a 1990 fire that damaged its interior. The property also features Dave & Buster's and Appleby's, and is expected to undergo substantial renovations before opening, likely within a year.

    Representing Broadway4D was Gary Trock of CBRE, while Cushman & Wakefield's Alan Schmerzler and Diana Boutross represented the building owners, Brookfield and Madison International Capital. The new venture aims to enchant and inspire audiences with a creative script incorporating 20 iconic Broadway songs and performed by notable Great White Way stars.

    The target audience includes fans deterred by high ticket prices and limited availability for traditional Broadway shows. Original investor Robert Kory has joined forces with Toronto-based Colonial House Capital, who are backing the new vision. The project's developers, including Bruce Ratner's Forest City Ratner, have a history of revitalizing underutilized spaces in the area, such as the Empire Theatre, which was relocated and integrated into the complex in 1998.
